You could start by asking them if there's anything in your lifestyle that bothers them. Then maybe work the conversation around to 'how would you prefer to be notified if I had a neighbor concern?'
It's been a while since I had shitty roommates. Bakc then, I tried being as polite as possible, but I was a college grad and they were 18-year-olds out from their mom&dad's for the first time; so they agreed to everything I said and then went right back to what bothered me in the first place. I kept it calm, but was mega-glad to move out, once I could.

It's a tough situation because the apartment should probably rent for almost 50% more than it does, it's huge and has amenities you just don't find in the downtown core - garage parking, basement storage, 2000 square feet, outdoor space, etc.

The landlord tells me the basement guy is moving out in Jan or Feb, and if that doesn't happen I'll tell him that we're moving out unless he finds a new tenant that is a better match for the building/living space...
